These Supervisor Account Terms supplement the PROIEX Platform Terms. They govern an independent construction supervisor's professional account and use of the Platform. A buyer's appointment of a supervisor, the scope of a particular assignment and the effect of a milestone review are governed by the transaction-specific agreement and applicable law.
1. Independent service provider
You provide services in your own name and for your own account. You are not an employee, worker, agent, partner or representative of PROIEX, and you have no authority to bind PROIEX, the buyer, the seller, a developer, a bank or another transaction participant.
You control your professional judgement and remain responsible for your own working methods, equipment, tax, social-security, registration, insurance and other obligations applicable to your independent activity. PROIEX provides workflow and recordkeeping technology and does not direct the substance of a technical conclusion.
2. Scope of the Platform supervisor role
The Platform supervisor role supports a buyer who cannot conveniently attend an off-plan construction site. For an assigned transaction, you may review agreed milestone deliverables, inspect a site where required, review supporting documents and media, request additional evidence, and record a reasoned outcome and report.
Unless a separate written engagement expressly states otherwise and you hold every legally required authorisation, this role is contractual construction-progress and milestone monitoring only. It is not statutory kolaudim, formal acceptance of construction works, structural certification, design approval, building-control approval, valuation, legal due diligence, insurance, a construction guarantee or a warranty that the building is free from defects.
Do not describe a Platform review as a regulated certificate or statutory approval. Do not accept or perform an assignment outside your competence, qualification, authority or any limitation imposed by law.
3. Qualifications and account approval
You must provide accurate and current identity, contact, address, education, experience, fee and payout information. A degree certificate and curriculum vitae are required. A professional licence may be supplied where held, but uploading a licence does not expand the Platform assignment or represent that PROIEX has conferred a regulated status.
PROIEX may check submitted information against issuing institutions, professional registers and other appropriate sources. Registration alone does not make the profile selectable. You cannot receive a Platform assignment until the professional profile is approved.
Tell PROIEX promptly if a material qualification, licence, registration, authority, insurance or fitness-to-practise status expires, is restricted, is suspended or becomes inaccurate. PROIEX may request updated evidence and repeat a profile review.
4. Availability and assignment capacity
You choose whether your profile accepts new assignments and set the maximum number of active assignments you are prepared to handle. The Platform may hide your profile when that capacity is reached. Transactions in both the created and in-progress stages may count against capacity.
Keeping Accepting assignments enabled represents your standing willingness to be selected, subject to competence, independence, safety and access. The initial Platform workflow may not require a separate acceptance click for each selection. You must therefore keep availability and capacity accurate and notify support@proiex.com immediately if you cannot perform a newly assigned service.
An assignment is attached to a specific buyer transaction and cannot initially be transferred or replaced through the Platform after that transaction starts. Do not subcontract or delegate it without the buyer's documented agreement and any approval required by the transaction terms.
5. Independence and conflicts of interest
Your review must be impartial, evidence-based and limited to the agreed milestone criteria. Before acting, consider whether you or a close associate has a financial, employment, ownership, family, referral or other relationship with the seller, developer, contractor or another participant that could affect, or reasonably appear to affect, independence.
Disclose a potential conflict promptly through the available Platform or support channel and do not continue where the conflict cannot be appropriately managed. Do not accept gifts, commissions, referral payments or undisclosed benefits connected with an outcome.
6. Review standard and records
Use reasonable professional skill, care and diligence appropriate to the stated scope. Review the milestone definition, agreed deliverables, current developer submission and relevant prior records before recording an outcome.
You must:
- distinguish what you observed personally from information supplied by someone else;
- identify material limitations, inaccessible areas and evidence you could not verify;
- request clarification or further evidence where the existing material is insufficient;
- avoid changing or selectively presenting evidence in a misleading way;
- give clear reasons for
verified,not verifiedormore information requiredoutcomes; - keep each status and report accurate, complete and timely; and
- correct an error promptly without deleting or concealing the original audit history.
A verified outcome means only that the identified submission met the stated review criteria based on the evidence and inspection within scope. It does not determine title, legal compliance, bank disbursement, escrow release, contract cancellation or another party's legal rights.
7. Site inspections and safety
Where physical inspection is required, use the Platform calendar to select an available time offered for the relevant site. Follow lawful site-access rules, induction requirements and reasonable health-and-safety controls. Do not enter an unsafe or unauthorised area. Record a limitation and request a new appointment where safe and adequate access is unavailable.
You remain responsible for personal protective equipment and professional safety precautions applicable to your independent service unless the transaction-specific engagement expressly allocates an item differently.
8. Evidence, photographs, video and reports
Use transaction evidence only for the assigned review. Upload only relevant material that you lawfully obtained. Where people, neighbouring property, vehicle registrations, access codes or unrelated documents appear, minimise or redact them where reasonably possible.
Do not upload malicious content, secretly recorded material that is unlawful, or content that infringes another person's rights. Preserve original files and metadata where the Platform requests them. Reports must be prepared in English unless the applicable assignment says otherwise.
The Platform may offer an AI-generated translation to the buyer. A translation is provided for convenience, may contain errors and does not replace your original English report. You are not responsible for an alteration introduced solely by the Platform translation service, but you remain responsible for the original report you submitted.
9. Buyer acknowledgement and technical disagreements
The Platform may show the buyer the developer's evidence, your outcome and your report before the buyer authorises a later transaction or payment action. Your outcome is professional input within that workflow; it is not an instruction by PROIEX and does not itself transfer or release funds.
If evidence is insufficient or an agreed deliverable is not met, record the specific issue and use the available request-for-information or not-verified status. Do not negotiate a new construction obligation on behalf of the buyer or seller. PROIEX records workflow actions but does not decide the technical merits of a disagreement.
10. Fee, payout and taxes
The Platform currently supports a fixed fee in euro for the supervisor service. Your displayed fee and payout terms may be snapshotted when the buyer starts a transaction. Unless the transaction-specific agreement states otherwise, the buyer pays the supervisor directly; PROIEX does not receive or hold the supervisor fee on the supervisor's behalf.
Provide a payout account in your own name or otherwise lawfully usable for your professional activity. You are responsible for invoices, receipts, tax, social-security and other reporting associated with your fee. A displayed fee does not by itself establish when it becomes due, refundable or non-refundable; those matters belong in the transaction-specific agreement.
11. Confidentiality and data protection
Transaction access is limited to the assigned professional purpose. Keep buyer, seller, developer, property, financial, technical and contact information confidential. Do not use it for advertising, unrelated work or another buyer's assignment, and do not share it with an unauthorised person.
Use secure devices and individual credentials, apply appropriate access controls, and notify security@proiex.com immediately about loss, compromise, misdirected evidence or suspected unauthorised access. Retain local copies only where needed for the assignment, law, tax or defence of claims, and delete them securely when no longer required.
Depending on the factual activity and applicable law, you may have independent controller obligations for professional records you determine to create and retain. The Privacy Notice and transaction-specific information describe the intended Platform data flows but do not remove your own legal duties.
12. Account restriction and records
PROIEX may restrict profile visibility, new assignments or account access where required documents are missing or unreliable, approval conditions cease to be met, a security or confidentiality risk exists, an authority requires action, or these terms are materially breached. Where legally and operationally possible, we will provide reasons and an opportunity to respond.
Suspension or closure does not erase an assignment history, report, payment record, legal hold or record that must be retained. It also does not determine the parties' rights under an existing transaction-specific agreement.

Changes follow section 16 of the Platform Terms. A material expansion of the supervisor's professional obligations, a change to who receives the supervisor fee, or a material new use of professional evidence requires clear advance notice and, where required, fresh acceptance or a transaction-specific agreement.
